1963

The Grand Opening of Holiday Acres was on June 1, 1963, located in Gates, NY. The single family home development was one of the largest subdivisions S.P. Spoleta & Son owned and developed to date. The hundred homes built by Spoleta were all under the Weyerhaeuser Registered Home Warranty. Spoleta quickly gained the respect and recognition from the community for their high quality of craftsmanship.

1964

November 1964, this image was featured in the “Weyerhaeuser Wood Products Reporter”. A successful meeting was held with home builders, architects and general contractors to showcase the most innovative building product on the market called E4S “Engineered 4-Square” Lumber.

1965

In April 19th, 1965, Country Club Meadows was a 65 lot subdivision located in Gates, NY. A single family home development by S.P. Spoleta & Sons.

1966

The Grand Opening of Country Club Estates was on November 12th, 1966, located in Rochester, NY. The single family home development was another large subdivision by S.P. Spoleta & Son. It was considered “Prestigious Living Near, Brooklea Country Club”. They built four furnished model homes and sold six lots within the first, six weeks. The average price range was $30,000 to $36,000.

1967

Spoleta understood the importance of advertising when no one else in the industry did. “We had bad weather but good traffic, we actually pulled visitors away from other tracts. Part of our success was our heavy advertising schedule when no one else was running ads” said Michael D. Spoleta.

1967

The advertising was not only geared toward the home buyer but also their families. If you purchased a S.P. Spoleta & Son custom home, you were registered to win a free life size, custom built Weyerhaeuser playhouse.

1968

Spoleta bought and developed the historic Powers Hotel in downtown Rochester. Spoleta converted the 100,000 square foot building into what is still known today as The Executive Office Building.

1968

In the late 60’s the business was turned over to Sam’s son, Michael D. Spoleta. Sam stayed actively involved in the business as advisory chairman while Michael D. became president. Although S.P. Spoleta & Son was the leading home builder in Monroe County and at the height of their career, Michael D. wanted a challenge and was intrigued by the commercial industry. Shortly after taking over the company, he started transitioning the business overtime into the commercial arena, where it remains today.
